Why Lines Fail Here

Etobicoke Fire Route and Lot Line Problems

Faded lines are rarely just old paint. They are the wrong material for the zone, the climate and the traffic.

Fire routes in Rexdale and Hwy 427 yards that drifted from the approved plan

After years of repaving and patching, the painted fire route no longer follows the route on the site plan, and an inspector or insurer asks why.

Why it happens here: Toronto designates private fire routes under Municipal Code Chapter 880 against a site plan filed with the Fire Chief, and the industrial park around Rexdale has been patched piecemeal since it grew up beside Pearson.

How we fix it: Fire route marking laid out from the filed plan, with curb lines and lettering in thermoplastic, done on nights or weekends.

Road Salt

Salt-laden slush drags across stall lines all winter, abrading paint film and bleaching pigment. Lines that look crisp in October are ghosted by spring.

Freeze-Thaw

Water gets into the micro-pores of waterborne paint, freezes and lifts the film. Standard paint lasts 12-24 months, hot-applied thermoplastic 3-5 years.

Traffic Volume

Fire routes, loading docks and plaza entrances take thousands of passes a month. These zones need thermoplastic or preformed tape, not standard paint.

Line Painting From Rexdale to the Lake

Etobicoke runs from the Rexdale industrial park beside Pearson down to the Humber Bay Shores condo towers on the lake. Highways 427, 401 and 409, the QEW and the Gardiner Expressway all cross it, so crews reach either end quickly.

The north end grew up after Malton Airport became Pearson, and most of its neighbourhoods and yards date from after the Second World War. Many of those lots have been patched for decades, so fire routes and truck lanes often need re-laying from the site plan, not just a fresh coat.

To the south, the old Humber Bay commercial strip is now mostly condo towers, and their garages are restriped level by level with resident notices. Plazas around Sherway Gardens and Islington Village are done overnight.

Local Logistics

Covering Etobicoke From Rexdale to the Lake

Etobicoke stretches from industrial Rexdale in the north to condo towers on the lake, and each end needs a different plan.

North: logistics. Yards along the Hwy 427 industrial corridor and near Toronto Pearson run shifts around the clock. We phase forklift lanes and truck aprons over nights and weekends.

South: condos. Humber Bay Shores and Mimico condo garages are restriped level by level with resident notices, often reached quickly via the Gardiner Expressway.

Centre: retail. Plazas around Sherway Gardens, The Kingsway and Islington Village are restriped overnight.

Crews, rigs and written per-stall pricing are the same as on all of our Toronto line painting projects.

Local Questions

Etobicoke Line Painting Questions

Straight answers on timing, materials, cost and local rules.

Ask us anything

Do you restripe Humber Bay Shores condo garages?

Yes. We restripe Humber Bay Shores garages level by level with resident notices, registry-matched numbering, visitor and accessible spaces and EV markings where needed.

Do you mark industrial yards along the Hwy 427 corridor and Rexdale?

Yes. Rexdale and Hwy 427 corridor yards get forklift lanes, walkways, dock numbers and thermoplastic truck aprons.

Can you re-lay a fire route to match our approved site plan?

Yes. Each private fire route in Toronto is designated under Municipal Code Chapter 880 and tied to a site plan on file with the Fire Chief. We lay the route out from that plan, then paint curb lines and FIRE ROUTE lettering in thermoplastic so they last 3-5 years.

Can you restripe plazas near Sherway Gardens overnight?

Yes. Plaza lots near Sherway Gardens are split into sections and finished inside a 10pm to 6am window, with fire routes and accessible stalls in the same visit.

How long does a 200-stall Etobicoke garage take?

About two days, phased by level. A typical 200-stall underground garage runs $4K-$9K.
